How about questions? Say I option a property listed for $200k, I give the owner an option for $180k for 30 days. I run my ads, show the property, what keeps my buyer from directly going to my seller? I’ve got a signed option agreement and memorandum to record, but if my contract with the seller states that he can still sell it on his own for above my price, why wouldn’t my buyer directly contact the seller and offer 190K?
