If I have a motivated seller ready to lease option their house and it is profitable for me I was wondering if anybody out there could tell me what to do next. Do I need to find a lawyer to get the contracts or can I get them off a place like nupplegal.com? When and where would I sign the contracts with the seller? I guess I am looking for all the steps I need to take after I find the motivated seller.

Be sure to record your option … in county records… if not, the seller can still sel the house and your left out in the cold.

What I have read is to have an attorney draft up the documents for both the buyer and the seller. After reviewing them with the attorney, meet the seller at a location that is convenient and have them notarized. Upon finding the buyer, notify them that the signing will be at your attorney’s office and that the cost of drafting up the documents will need to be paid by them. This also shows the buyer that you are serious and should help prevent any missed paymnents.
