Give 30 day notice
Close on 30th day when seller is gone.
Escrow funds if necessary with title co. or R/E attorney

I have possible sub2 deal. The seller has a girl friend along with a minor daughter staying with him. He wants 30 days notice (because of a minor child) to vacate the place. How do I go about doing this?
