I think it has more appeal. I have bought and sold many duplexes as well as 4-plex’s and have had an easier time in resale compared to my SFH’s since it is easy to calulate the true value of the multiunit property based on the rent.
Seller just wants out of his duplex and is not behind in payments, my plan is to take sub 2 and L/O. Does the fact its a duplex mean it has more appeal than say a SFH or less?
Id think it has more appeal as duplex, but i’ve been wrong before.
Also, I dont want any part of landlording (had nuff of that), so the idea was to LO and delegate all landlording aspects to the TB. Great. But does it actually run that smoothly? Anyone have experience in LO-ing duplexes? Advice/suggestions?
