I may have made a mistake; did you say the lots were selling for $700,000 or homes… If it is lots then it is a no brainer…
Get an option to buy it; call an engineer to draw a preliminary plat, ask for him to contact the city to ensure there would be no problems have your lawyer make for deeds and a contract to have the home torn down, ect…

I have come across a property which is $750,000 for a 54,000
sq/f lot and a 3,500 sq/f house with pool. The house can be torn down the lot divided in four (4) 12,000 sq/f lots for houses of 3,500 sq/f which in the area can sell for up to $700,000.
Do you have any ideas on how to create the best deal with these circunstances?
