You would pay, of course, to have a Title Search done. If the search is done properly, those liens should be discovered. Your answer does not provide any basis for your assertion.

I was reading some old posts and someone made an interesting statement. He said Title Insurance was not necessary on a Subject To as long as you do a good Title Search. His reasoning was that the Seller already has Title Insurance in effect up until he bought the property and your new policy would only be effectively insuring the period that the Seller has been in ownership. Thoughts?

What if the seller, during the time he owned it, had a mechanics lien placed on the house? What if he had an IRS lein? What if he had all kinds of stuff happen to the house that you might miss unless you are very skilled at searching the courthouse records? You should always get title insurance. It’s a small price to pay for much needed security.
