I have done both. I typically get a little better response from the for sale section, but maybe that’s just specific for my area. I use only the Pennysaver and the (small) local daily paper.

Both in the For Sale, and For Rent section.
And in San Diego we have a Rent to Own section. (We usually start with the Rent to Own section only. If the property is not l/o with in the first week we place ads in all three sections.)
Place ad in largest newspaper in your area. If you want to l/o the property right away be more descriptive in your ad (not like the abbreviated typical Realtor ad). In San Diego with a descriptive ad that also refers to a 24 hr. recorded message that is more descriptive yet, we are able to l/o 99% our properties within 3 to 5 days after the ad comes out on Sunday.
