Why not get the Tenant a gift certificate to the local Burger joint for $ 10 or 20 bucks… as a way of saying thanks. We all know you are a softy. She will no doubt appreciate it, and this will ease the pain on the higher priced laundry.

Talking to tenant today (new property) who advised me, with a smile, that “we have the cheapest laundry mat in town.” I check the laundry room and sure enough, $.75 a load.
They change out the coin slots tomorrow ;-).
I’m guessing the previous owner didn’t even break even out there (the house meter is strictly for the laundry room and runs $25 a month).
Doubled the price and you just know that tenant is going to be kicking herself tomorrow for opening her mouth. Yeah, I would have figured it out soon enough anyway (or maybe not).
