Tight deal - is it doable?

House in nice area avail @ 276000 ARV: 350000 (certain, but back up of 335 absolutely)

Built 2003 and it decent shape. Needs about 12k of work so I figure 15-18k - cosmetic of course. Was HUD home and am considering buying from the wholesaler as fix and flip. I know he paid 271k.

I think there is room for this to work. I am also wondering how to finance. I may have bitten off more than I can chew but one must move from one’s comfort zone at some point.
