Two very important questions you did not ask:

What is the existing financing on the property?
Why do you need to sell?

I always ask these questions first because I am looking for motivated sellers with existing financing or a willingness to finance it themselves.

Before buying/making an offer on a property, I have thought of these 5 items to address…Please let me know if these are things that I am correct in wanting to find out and if there is anything else that I am missing.

  1. Contact Title Company
  2. Get most recent appraisal (if possible)
  3. Get most recent building inspection (if possible)
  4. Get Expense report from last 3 years
    (reccomended by Ed Garcia)
  5. Get copy of current leases
