Yes, I do. If the seller dies, has financial problems, files bankruptcy, gets divorced or worse: disappears. . . how do you clean up the mess of his lingering interest in the property?

If I buy a house, leave the existing loan in place, and place the property in a land trust, can I only assign .01% of the interest to the current owner and give myself 99.99% ownership?
