Value for 1973 Rosemont…more - Posted by Matt

Hello,
Can anyone help me out with a value on a 1973 Rosemont, 2BR, 12X60, all appliances, new shed & paint - owner is asking $4000. Is this a good deal? What could it be resold for? I don’t know a lot of details this is all I have at this point. I know someone in the sea of many experienced mobile home investors out there can help!! Thanks a million in advance for any info anyone can provide and Happy Holidays to all!!! Matt-OH

Matt, I just bought one of these (or maybe it was a Rosewood). It was an old park rental and needed a little work. I paid 2k for it ONLY because they let me give 500 down and 150 a month for 10 months with no interest otherwise I wouldn’t have touched it.
(Sold it in a month for 5500 with 900 down and 700 a month at the “industry standard” interest rate of course B-) Thanks Lonnie!!!).

Hi Matt,

Without knowing your market, it’s hard to say what the numbers should be. In my area, $1,000 would probably be top price for a home that old and small. But if you could have a buyer lined up before you buy, then you could pay more.

Why not try to get a 30 day option, find a buyer, and then make the deal. Just be sure you clear everything with the PM first, and it can stay on the lot.

Good luck,

Lonnie

Thanks for the input Lonnie, I will research it a little further based upon your info. Are there special forms for the owner financing that you use, if I decide to sell it that way instead of for cash? Thanks again.
