I posted this last weekend, however, it appeared as though the link did not work and my message got deleted (rightfully so). Let’s try this again: I have used several amortization calculators that depict payments for 15, 30 yrs, etc. However, I have not found one that showed the moving principle balance in comparison with the moving property’s value as appreciation rates forced the value up…that sounds confusing, but try it and you will see what I mean.
There are several at this link, but check out the one that says “Loan Amortization and Property Appreciation on Fixed-Rate Mortgages.” You can never rely 100% on appreciation, but this gives you an idea of what the “buy and hold” method to real estate investments will do for you.
