You don’t need either of those. Just write and/or call the lender. They will tell you what the requirements are. My guess is that you haven’t owned the property long enough. There are frequently “length of loan” requirements ie 2 or 3 years.
I serioously doubt that you need to show improvements to the property but the lender may very well require a new appraisal.
You CAN do this yourself…
