That has happened to me before. I think it’s best just to tell them that the property is outside of your investing area. That you stick within a certain geographic area.

Why would you not buy the property for the right price? I wil buy anything for the right price. I tell them right up front when someone wants to sell me something in a war zone that they better be about ready to give it to me because I don’t pay much at all for them.
They in many cases are willing to give them away, but you won’t know if you don’t ask. Offer 10-20% of FMV, I have bought many homes this way and if you buy them cheap enough there is always someone willing to pay more.

I always have a solution. There are investors that
invest heavily in warzone areas. Find out who they
are. Multiple streams, even if the water is polluted.
