You do not give any details, just because you have a mortgage that will not disqualify you automatically.
Having a partner can help in certain situations, if your partner has good credit and has the income to show for debt service there should be no problem obtaining 100% financing, there are other factors that also will get tossed into the equation.

I’m thinking of partnering with a friend and buying a duplex because I don’t think I can do it alone. I purchased a condo about 15 months ago as my residence (not an investment), but now I seriously want to invest in rental income properties.
Will I qualify for another loan? If not, will doing it with a partner help? If so, can I get 100% financing?
Please HELP!!
