What’s the advantage of seller financing? Is it just a matter of being cheaper money than is available elsewhere? I am trying to learn how to make alternate (higher) offers if the seller will finance, but don’t really have a grip on how much more to offer. I am a wholesale flipper. -Thanks!

In my opinion seller financing is worth a lot.

Sellers don’t usuually charge points, require appraisals or assess many of the burdensome fees that mortgage companies charge and which reduce your returns. Seller financed transactions are usually very straight forward involving primarily a deed and promissory note. They close quickly. Seller’s are usually more flexible than mortgage companies. In addition to the possibility of a lower than market interest rate seller financing can be worth several thousand dollars.
