Where do you close subject-to deals? - Posted by Brad TX

Brad,

I have closed every subject to I have done at either their kitchen table, a bank, a grocery store or anywhere that there is a notary.

I have all the docs needed to do it on my computer so I just change the appropriate info and print them off.

Buying title ins. depends on the loan. If it is an FHA or VA that isn’t very old and the seller had title ins., I skip it. If there is anything that appears unusual about it, I would probably get it.

Do you close at a title company or is it all done between you and the seller at the kitchen table?

Does an attorney prepare your docs or do you prepare the docs yourself?

Since these are newer homes, do you buy title insurance, have the sellers buy title insurance, or skip title insurance and just do a search to make sure it’s clean?

Thanks for you input!
