Who knows if there are any courses which give detailed info on using master leases to control poorly run multi unit apartment complexes and/or mobile home parks?
I have done this a few times with great success, but I am looking to develop my expertise more

How much of the lease payments do you use as a credit toward the purchase price and why/what is your reasoning
