Jim,
I do this because not all sellers calling me are candidates for L/O’s.
Some just need to sell there house, we buy with other terms.
But, with a L/O seller, stating that it is a “Fast close”, will not necessarily mean a total closing, as at the title company.
It may tell them that you can handle that payment for them sooner, because they seek debt relief.
Basically by putting that in my ads, I am telling people I can solve there problems fast.
Thats all.
