I am finding the ratio of 2 BR mobile homes to 3 BR homes in Alabama (birmingham) is about 4 to one…I got the classifieds plus a few that I called about, listed them on a Lotus spreadsheet (write em on a piece of paper if you like) and sorted by price…I listed asking price, year, no BR/BA…then got an average…this is an easy way to pick out which ones are listed at market, above, below, etc…unfortunately does not indicate MOTIVATED sellers…good luck!

Just read Deals on Wheels. Looked at several. Most promising is 1977 2/2 70x14 in nice park w/pool. Lot rent $290 a month (high even here). They are asking $4,500 but will take $4,000 maybe less. You experts out there what do you think. Too much for 1977? Lot rent too high? Just making excuses…what? Thanks for comments.
