If you?re saying you selling the property for $140k offering ?owner financing? requiring $25k down I think you negate any advantage of seller financing. That?s 17.8% down. Very secure for you but honestly anyone having $25k to put down probably could get financing anywhere?

Consider 5% down and 20% 2nd (you carry) with a new 75% 1st now you have a much larger pool of perspective buyers with smaller down payment money available and lower credit scores will qualify for 75% LTV on the 1st.

Haven’t posted in a while. Posted in news group alittle about 2 winters ago. This site helped me buy vacant property for pennies on the dollar last summer. Property currently listed with realtor about a month now for 140,000. Has had some lookers but no offers yet. Would like to sweeten pot by offering owner finance with about 25,000 or more down. Any help on terms, conditions or any other advice is greatly apprieciated. Also am looking to soften the capital gains blow.
